You could choose conservative investments (low cash flow, high appreciation) that are extremely likely to 1031x.

That happened to me, I took on a project that was extremely overbearing.

You won't know if real estate investing is the way for you to go for at least 6 months so you are being honest.

That's pretty pathetic for a $325k investment, honestly. 

I think if most flippers are honest (10-years later looking back), they'd prefer to still own those homes as cash-flow positive rentals.I don't remember where I heard it (so I'll attribute it to MLK or Abraham Lincoln, maybe Warren Buffet) - "You can get rich flipping houses, but you get wealthy keeping them as rentals".

I have called a couple but honestly haven’t been able to get a good sense.

I have 4-6 markets that I keep my eye on and all of them are extremely difficult right now to find deals that cash flow.
