So, for experienced investors/rehabbers, if you were evaluating this property, would you build in siding replacement as part of your rehab cost and go ahead and plan on replacing with another material (Hardie, LP Smartside?)

The first course I took was only a week long and was way too short to learn all the material in such a short time.

Could you point me to some reading materials explaining what is subject to rules/regulations and what is not?

Besides taxes, general labour and some material costs can be more compared to the States.

@Yuriy Tymoshenko what kind of materials will you use for the flooring especially since it will be a rental.

3 'major' rehabs is a lot for one person to handle, assuming that person is handling all scheduling, materials, quality control, corrective scheduling, payroll, vendor payments, etc...

A couple of years ago there was talk about Norwood becoming the next hot area but it just hasn't materialized.
