We did most of the work ourselves and had contractors do the big jobs (pool, countertops, exterior paint).

Design fees?

I've seen them call out roof repairs, foundation repairs, broken windows, chipping exterior paint, wood rot, etc.

If anyone has any recommendations on specific designers or retailers (local or online) for this look that deliver a good value, please let me know.

Is the rotten wood under a kitchen or bath, or near an exterior wall?

For example, how do you track the shape of the roof, find out about leaks under a window on the exterior side, or any other big issue that the tenant may or may not know about? 

Might be able to fashion a design with covered porches between rooms to present as a single building of 4 units or two building of 3 units each!

If you’re investing in a fix-n-flip project, this may come in the form of project management: meeting with GCs to bid out the construction, cutting checks to vendors and working with designers, architects, running materials etc.Assuming you’re not “the money” side of the deal, you should look to provide value in some other capacity.
