So let's just put a couple of them out there - I'm not suggesting you should or shouldn't do these things, just presenting food for thought on alternatives.How about extending the time period in which the tenant is given the opportunity to perform on the purchase?

I can talk to the owner about the low city assessment that prospective tenant/ buyers will look at...2-Year option with the right to extend up to 1 year.

I believe that if my money partner is willing to HOLD the note for an extended period (or until maturity) it will completely change the dynamics of this situation and allow for the owner carry strategy to be workable and for it to end in a win/win.
