As for an LP, if the potential buyer never signs an assignment with the wholesaler, and the wholesaler has to let their contract with the owner expire, there is no basis for an LP.

In this case, you'd normally serve the tenant a "pay or quit" notice (it's called different things in different states, but that's the gist of it: Pay us everything you owe before this notice expires, or move out, or we're going to evict you.)

@NA @NA Miller As a realtor that specializes in selling homes that expired and for sale by owners, I wouldn't recommend going the for sale by owner route.

@Kevin Sobilo so in your opinion if i have an issue for example w/ a tenant and they called city code enforcement on me because some repairs where not completed in a timely manner in their point of view and i do not wish to renew their contract in 5 mths when it expires do you think i could have an issue where they say it is "retaliation" on my end because they reported me to code enforcement and building standards.
