Based on what I am reading and understanding, until our legislation passes something that changes the zoning restrictions, a design similar to come of the co-housing communities we are seeing pop up all over Europe can't exist legally.

Just having a pre existing relationship does not mean you do not have more work to do.Why not find someone you can actively partner with on your deal?

This dictates what is a deal more than anything.For example in Ohio if I was using the 1% ruleColumbus: 1% rule doesn't exist, more like 0.5% rule and good cash flow is hard to come by.

We would have added an accent to the island face or a backsplash using mosiac tile to add some color & flair.

And obviously a copy of all existing lease agreements.

Do you need to assume or take over any existing loans? 

What do you all think of a mobile home park converted into a tiny home community with larger yards.Rate would  be bumped up and sites would be converted to being available for tiny homes or nicer RVs/motorhomes.Standards would be part of marketing so that boomers and others wanting affordable but nice housing contexts would be drawn in.This would be one model - buying existing parks that are more rough and fully flipping it into this style.
