Since I've been wholesaling I've just used forms out of books I've read or templets from random web sites, and i feel like I'm about to transition to buy and holds or even brrrs, so i feel better put together paperwork would be better.

In the rental I just bought the home inspector cited lack of a fire wall between the house and the garage, so I had a contractor put a fire wall in even though EV charging wasn't even on my mind, but now I am glad I spent the money.I am not against EV's.

So one evening at about beer-thirty I looked over the shoulder at my friend who like me had this REI itch but always without action and I said "well hell, half those doing it are morons, we can be just as stupid as anyone else, I'm done with this, I am doing it and your gonna help me, done, end of story, if I fail at least it will be in flames of glory instead of sitting the sidelines".
