I'm West coast too and up at that time.I read Miracle Morning as well and agree with others that it's more about establishing good productivity habits. 

He's clearly trying to build up his business whereas the other guys are already established.

What you want to do is establish a track record.

Perhaps finding a way to provide value to them somewhere inside their business would get you 'on the inside' of what they do, and you could study up while using someone else's pre-established processes/money.There are many more routes you can take as well, these are just some examples.

Once you've used it for investment long enough to have established your intent of investment you can move into it converting it from investment to your primary residence.

You have the time to spend a few years making money and learning all you can from an established real estate company.
