House hacking will also give you some personal "property management" experience.

I guess im just asking for advice on where I should focus as im about to cash out of this current deal and pull about 45k in equity out safely as well as having 3 cash flow positive properties I just down know where I should focus with still limited experience.

The idea is to make sure investors have a great experience and do another transaction with us as that's where our profits are generally generated.Because we view it from that respect, we operate the PM at basically break even (enough to pay our employees).

If not, I would still recommend going ahead with a professional cleaning company that has experience with mold remediation (make sure they send before and after pictures as well), if you really wanted you could give a small credit to the tenant to make them happy as well but 100% not required.
