If your goal is to pursue a non-real estate related career and just buy a few properties for some extra income/investments then you'd probably be fine by reading a couple BiggerPockets books and listening to the podcast.

If their credit didn't meet your standard, why did you rent to them, because of the extra money?

Make sure the possible gain is large enough to cover the extra costs. 

Otherwise I'd say to set it for a 30 year schedule and pay extra at your leisure if you insist on paying it down! 

I’ll just work extra hard on selling more houses and use that capital!

All you'll have to do then is find the buyer, collect the money, and pay off the home's release price (hopefully with a little extra!)

@Chelsea Pfeiffer - Kudos to you for seeing the opportunity at your job and working the extra hours. 

I would agree with everyone in this thread, perhaps maybe beef up the deposit and move in costs for extra assurance if you like. 

It's extra astonishing when you take into account the fact 90% of millionaires create their wealth through REI. 

If any of these warning signs pop up, you know to be extra cautious.
