After being in this particular niche for the past 13 years and seen a bunch of bs artists and absolute scam companies and individuals come through, I have my own thoughts on exactly what you need to look for in a company to find success.  

I don't think your thought process is all wrong, but I think you will encounter way more lazy people that people willing to work.

The only two negative facts we encountered are: 1) As noted by @Kimberly T., water usage will increase as a result of laundry both being non-coin and the convenience of it being in their own unit.

More awkward encounters.

Less than a week ago I encountered someone paying <$2k/yr in property taxes for a triplex in Oakland worth a million or so.Third, you get to write off mortgage interest and property taxes, but not rent.

I hope the FRAUDULENT and UNETHICAL business practices of this company are brought to light so another unassuming family does not fall victim to this scam.

Assigning A contract is fine, assigning as a business model is probably in violation of law, and doing so without the intent to buy is still scamming a seller, regardless of how good they are. 

You encounter so many interesting deals, situations and people while traveling the path of REI.

The only information I can share is a conversation I had with a Chase Manager who simply said when they started taking series LLC accounts, they almost immediately encountered individuals using them for illegal purposes and shut all the accounts down.

Thousands saved …“but because they have developed the working relationships with various parties to resolve the case in the most expeditious manor”----> that’s a good one ..most expeditious “manor” …for themselves for sure …lawyers are scam of the scam.
