What is the weather (presuming Ohio... funace and windows are pretty important around here)?  

Though I’m pretty confident that I’ll find even 1 of 10 that will be open to give it a try and that’s all that I need really.

I think it's pretty great for what you're looking for.

pretty much every listing has a little disclaimer at the bottom that the information Is subject to due diligence.there is no need to get lawyer in a transaction that early in the due diligence phase.. 

Haven't bought a place yet, but I live about 30 mins north of Boston and have been looking to purchase a rental property in Providence because the greater Boston area has become pretty inflated.

This is pretty much what I thought I'd hear. 

But, my experience with very similar process projects leads me to be pretty confident in what I said above.

Appraently they are considered low risk for lenders and I would think in my situation they would feel pretty darn comfortable that I'm going to be a good gamble.
