If it's plywood and it's been leaking, there's a good chance the subfloor needs to be replaced because of dry rot.

One particular item was wood rot at the base of a corner post of the carport (basically like a built-on garage that was never closed in).

I've found the exterior more prone to rot and insulation to be thin on some, but others that is not the case.  

I know I am now moving to flipping as the best priced homes which make great rentals are drying up.
