Do you want to be Investor/Developer (Fix and Flipper) / Wholesaler (You go out and locate properties and put them under contract and then assign the contract to an Investor/Developer for a fee) / Bird Dog (Go out and locate properties for your buyers lists, i.e.

Sold 4 directly to buyers and  1 under contract that's  listed.Take your least favorite dogs to the big house if you have them.  

I have been searching for multi-families for a house hack, but I am a big dog person and  not having a decent yard is a 100% deal breaker.

We also have a tenant with 4 small dogs (long story) and after two years that floor looks brand new as well.http://www.homedepot.com/p/TrafficMASTER-Lakeshore...They have many colors but we prefer the one above.

No one was injured by their negligence, no water damage was done, no personal property was lost.Most places require renter's insurance for the liability aspect such as dog bites or the pizza guy hurting himself on the premise and wants to sue. 

When I get home from work I like to run a quick mile or two with the dog and girlfriend and again turn on a bigger pockets pod cast while I'm running.
