I know I could pivot the FBA side into wholesale (this is the current plan), and it will still have the challenges of any Amazon business -- you're at Amazon's mercy (e.g. my account was locked for a few weeks by them during Q4 last year).

I would plan to occupy the unit, does that make it possible?

It's done ok in 2023 at $34.6k, however, I'm planning to move out of the house for June/July of this year and will need to make a decision.

Whether to rent the property or flip it is solely based on your long term plan and situation.

If your plan is to use the card to help advance the material purchasing while waiting for draws, thats a valid reason to use a credit card, but I see too many inexperienced investors get crushed thinking they can use a credit card to cover the improvements or even the downpayment and I urge you to stay clear of this strategy.

Hi Staci,If you don't have any plans on working as an agent for other clients, I would recommend a flat-fee broker with no commission split.

Just to give you an Idea on some numbers , I am doing a 2100 sq ft house , class A neighborhood ,  clean out , removing some walls to go open floor plan , minor electric , some mid level replumbing , full custom paint , new kitchen , new bathrooms ( 2.5 ) , new windows , refinish hardwood upstairs , Vinyl plank downstairs . 

I’m starting small so a PM doesn't fit in my plan at the moment.
