Detached ADU construction costs in Portland seem to average around $150k, but I'm hoping to find ways to do it cheaper (maybe ~$120k).I still need to run numbers on the specific expenses to confirm there would be positive cash flow, but am currently just feeling out the concept.

My understanding, based on research and a few email exchanges with the City, is the following: - I can use or build a detached ADU if the property has the right zoning designation (B1, C1, etc) and meets the minimum lot size requirements (while I am living in the primary residence).

I have detached single family rentals, and it's in lease that tenant acknowledges they are receiving unit in clean condition with all systems operational and no sign of pests, mold or mildew.
