There is tons and tons of money to be made on those weekends, so I recommend going for a queen sized bed even if your main target market is the travelling nurse market.

Or, the appraisal is nothing to do with the home improvements and they just look at the sq ft, # of bed rooms and bath, fireplace, porch etc2.

Build in a portion of the 3% commission into your price so that you can pay a realtor that has a client but like I've said before, most realtors won't get out of bed for 3% commission.
