Seems like she knows how to play the system pretty well and I have taken her to court and she missed court date twice but she filed motion to set aside judgement and judge just issued her with another 30days for a different hearing.

As far as timeline goes, I will meet with the lender this week and once I make the offer and the offer is accepted, I’m told this hard money lender has pretty good teams that flip houses in 6-8 weeks, so hopefully from date of purchase I can have it back on the market in 2.5 months at most and sold in less than 30 days.

Did you check the inclusive dates?

Check homes in the area on AirBnB or VRBO, just don't put dates in and it will show you all homes, even if they are booked that week.My home is walking distance to two beaches and the lighthouse.
