I suspect that if you tried this after a month, you would find a judge would rule that you acted in bad faith when signing the original contract and they may void it and/or award damages to your tenant.

So if the roof needs to be replaced and your neighbor can't afford to pay for his share, and there are no funds in place to cover the cost, you're going to have to pay for it yourself to prevent damage to your unit.
