I might try this but it's obviously against the law to increase the rent while in a fixed term agreement and hopefully I can get the tenants to agree to paying an extra penny.

Additionally the failures in NJ’s foreclosure system have some of these houses vacant for years before they are listed and sold, which perpetuates the problem of break ins, burglary of hvac, appliances and copper, etc.
