You will have to get rid of the tenant so she can't let anyone in and Airbnb will shut down the listing for being falsely advertised if she continues to have guests.

NPV=R*(1-(1+i)^n/i )- initial investmentIn the above formula,R is the net cash inflow expected to be received in each period;i is the required rate of return per period;n are the number of periods during which the project is expected to operate and generate cash inflows.But most folks use the spreadsheet to make life easier (see below)Account Closed,  see if using a spreadsheet makes it a bit more clear. if you NPV is different you are probably using a different discount rate, so check that.

They typically want 35 to 40% down for STNL.If it was corporate guarantee and BBB- investment grade or better tenant then loan terms tend to be better with less down.Would require operator to give personal guarantee. 20 unit operator means nothing if they do not personally guarantee or they can put lease under just 1 to 4 stores for guarantee.Would want rental increases every year. 1% rent increase is generally reserved for corporate.
