I guess my main question is going to be how you are planning to find good deals?

It really boils down to asking yourself the “why” and then making a plan and taking actions toward the plan.  

I am planning on liquidating a couple of my properties to "start over" and see how I can better achieve my personal goal of attaining $5,000/month in positive cash flow and keep some money in the bank to be liquid.

Are there any plans in place?

Our plan is to continue with SFR or 2-4plex properties and then leverage as much depreciation as possible.

I have a property manager but plan do it it myself soon. 

It hasn't been decided on whether or not my company will pull the trigger with them yet, but from what I gathered pricing will depend on what all you are looking to do as in the plan/subscription you choose.

Traditional Duplex/Triplex/Quadplex: I grew up with plans to buy a plex and house hack it, ever since I got into REI in high school.

We are planning on renting out the MIL suite to a travel nurse or possibly putting it on AIRBnB (we live close to the beach).
