My experience has been that more competition, more flippers paying too much (imo) and harder to get the end user qualified if not a cash deal.Now in S.

We tried to find a fixer upper in our area but it was incredibly difficult due to the high market value (average home value in my town is almost $500k) and extremely high competition for investment properties.

You think I just woke up with this competitive drive and ambition?

My comment about the return wasn't meant to be competitive, as I'm getting off my Olympic high.....LOL, I'd have to say that in all my years and varied experiences, you can hit a good lick on almost any aspect of RE investing under the right circumstances and opportunities, but probably the easiest, most consistant and for the time involved the most profitable is purchasing notes at a discount and refinancing them.

I have owned a home before but that was a VA new build so not quite the same as buying a place that was built in 68 (for example) so I am not completely out of touch, but I admit I had forgotten just how competitive the market is.I am sure as this process advances I will have questions and you folks seem to willing to share your thoughts.Best regards,Franklin

They're seeing increased occurrences of multiple offer situations and increased competition from investors and OOs alike.

All you have to do is more then your competition.  

The marketplaces aren't competition.  

I think what I'd look for (on both sides) is some specificity around what he views as competition.
