It's always a gamble when you trust someone with your money/investments.  

(I have had tenants turn the AC off when they move out or the heat in winter)- We require they have someone check on the property if they leave it for more than 5 days (This is to make sure there are no water leaks or HVAC issues that lead to problems while they are gone)- No businesses can be run from the property (to prevent day care, laundry services, gambling, drugs or who knows what)- We specify yard care includes week spraying and cleaning up sticks less than 1" in diameter (otherwise tenants think yard care is mowing only)- We state that tenants utilities can be used for routine maintenance or repairs (I once had a tenant complain the roofers were using his power for their compressors)- We have a whole section on mold stating that mold is naturally occurring and results from excess moisture.

With the appreciation you are actually gambling that the market won't take a turn for the worse.

Or go to the local casinos, if you just want to gamble your money away.Think.  

@Brewer Staub - Most of my tenants have chosen to pay rent using Venmo when given the option.  

Your tenant gambled that you would let them break the terms of the lease.  

You have to do the math regarding what it's worth to keep a known hassle-free tenant vs gambling on a new one.  

And maybe some tenants who can't find the type of unit you are offering in that particular area, so they're willing to gamble you'll get the work done on time, and that it will be done right.But, even then, I think you'll be renting to people who will be coming into the rental with an eye that is looking for problems and things to complain about.  

Every person I've had break a lease has chosen Option #1, and so far I've never gone past the 2nd month of vacancy on a broken lease, even in winter, so I've never lost any money.
