I DEFINITELY have both the drive and the hustle, I have three small children to support and I currently work full time as a teacher in NJ...it's very expensive to live here and I simply don't make enough, so RIE it is to gain financial as well as time wealth to be with my boys more.

wouldn't buying new furniture before paying the security deposit be a red flag to you....not that the person(s) doesn't have the money to pay rents, rather they obviously don't view it as the priority.

If you're holding as a rental, I would only finish the basement if you solve the moisture issue first; otherwise, you're opening yourself up to angry tenants if storage boxes, furniture, etc get wet.

@Gerold Koch I know that if a tenant with children requests window guards you are required to put them in I feel like if they request the radiator covers you may be in the book for them.

I may be asking the realtor to line up tenants for me as we go through this process.As for furnishing, I don't need much myself as a single guy in terms of furniture, so I don't need to furnish my unit that much, so probably any expenses with furnishing my place will probably go to that.
