We're pretty cheap as far as what we charge for critters compared to our competition, but this helps offset the extra cleaning required for pets and profits us for being flexible. 

Unless it is extremely cheap (which I'm sure its not), it would be more worthwhile to just have proper reserves.

I agree with your premise, but million dollar deals have been done with nothing more than handshake, doesn't mean they are bad because they are terms you wouldn't accept.My entire point of my posts is that many are WAY TOO QUICK to throw all wholesalers under the bus and way to quick to assume a realtor with a license is flawless... that is the basic premise. 

Unless houses are very very cheap I assume you were simply missing some real comps.

For me, actions are paramount, words cheap.

Unless you are close to retirement age, and are looking for stability and a steady income stream, then the immediate cashflow a property throws off is highly overrated. 

The overwhelming majority of appraisers many times do multipul appraisals in a day, rely on cheap help, and rush to get things done.

However one thing I noticed in browsing around was that land there seems to be exceptionally cheap.
