Hello biggerpockets...the lease on the my condo is coming to an end on July 31, 2018..i was just recently at the condo with my real estate agent and photographer (to get it ready to list) and notice this black soot throughout the condo (on the walls, ceiling, kitchen cabinets, trim, windows, etc). i asked my tenant about this and he said it was caused by the air conditioner (central air) in december...he said they were doing work on the roof and something they did up there caused this black soot to spread throughout the condo...the condo needs to be completely repainted...i was just at the condo today and tried to clean some of it up but its not coming off...i do not believe my tenant for the following reasons:1. why would they wait 6 months to tell me 2. why is the soot randomly throughout the rooms and not concentrated by the vents3.

In this method, we use Obligo and their Billing Authorization Technology, to allow the tenants to rent from us with no up front security deposit by paying a small monthly fee.  

Thank you to everyone who responded.I did not offer to change any language in the agreement, as I feel this undermines the authority of the lease; I did provide scope clarifications and will reflect these changes in the language of the lease going forward.

I think @Paul Sandhu has it right - there doesn't seem to be any real centralized source for corporate rentals (that I've been able to find, anyway), so you probably need to identify what your target market is (traveling nurses?  

I own a SFR valued at $260,000 in North Central San Antonio and a duplex valued at $130,000 in Del Rio.

I am wondering if anyone has any success stories (or not so successful stories) they would be willing to share about investing in central PA.

Note about me:  I am not an attorney or anyone with authority in this subject, simply a fellow journeyman on this path of real estate investing. 

At a minimum, you would have had to sign a Power of Attorney (POA) of some sort to authorize the "agent" to sign on your behalf ...

I'm reading the Illinois land trust form and at the end, it asks for "insert title of signing authority"... what exactly does this mean?

When I flip, I prefer to stay north of Harding Way and in Central Stockton, I try to stay West of El Dorado St.
