I honestly belief that investors should stop looking for specic catagoeries/situations of people to find houses to buy, and instead focus on motivation (regardless is their house is vacant, tax liened, foreclosure etc. etc.)Do you really care that you get a vacant house deal, or do you care that you find a high profit deal regardless whether it is a vacant house or not?

Obviously you need to be careful to not overleverage, but getting this done right and right now will ensure you have a saleable asset to pay off those debts when you need to.

So my CoC in the first year usually ends up in the 8-15% range - I personally haven't had the time, come across the right deals etc to see a 20-30% return, especially after taking care of the usual deferred maintenance.

Giovanni, I do it very similar to Scott, although all mine are posted as cash offers, although I have a very close relationship with my HML, and he always takes care of my proof of funds, and I honestly have never had an issue with this or ever been questioned, and I have done purchases from all sorts of sources including Fannie.
