I am looking and buying a multifamily spot out there all 2 bed 1 bath units.

I live in Oklahoma and have been investing in Southeastern Oklahoma for 20+ years as a buy and hold investor. 

I understand that we all would like to be able to buy cash flowing rental properties at a low interest rate with zero deferred maintenance and sit back and collect checks.

I would charge them a depreciated value for a replacement.

Do you guys also attach receipts of repairs and items to replace when you return the deposit to move-out tenants?

Hello, my wife and I are looking to buy a house with creative financing.

Since the market shifted a few years ago we have stopped buying and have put the portfolio on autopilot. 

And since no one will ("should") be calculating personal DTI on any of these, there's no reason for any dynamic of it "only working if" we go the DSCR route, since there's zero reason to deviate from the standard DSCR route ("I'm going to buy a 500 unit apartment building, here's my personal paystubs to prove I can make the mortgage payment!"
