Nothing is free and if you can force yourself to educate yourself for free that's good, but what is it worth to have mentors that will actually answer your questions and steer you in the right way, also experienced investors that you can bring your situations to and get help.

That leads me to where I am now and some of the thoughts and ideas on what brings me here to make this post.

Keep your licensing and permits in order, manage all vendor relationships with contracts and adequate insurance, maintain adequate insurance on your end and more generally operate your business soundly.

I would work with an investor-friendly agent who focuses on cold-outreach methods like cold-calling, cold-texting, etc to bring you off-market deals.
