A few of years ago a rental, that had previously been our primary home, burned. 

We don't need to own 200+ doors, just 15-20 paid off ones.I think many investors here who are just burning and churning are susceptible to losing it all if we get a downturn. 

I have heard that they can't even give most of the property  away for free, that they would be better off being burned down.

If you have burned through 10 agents without closing a deal,  maybe you need to adjust your approach or get licensed so you can submit as many offers as you want.   

If you rely only on what the seller has said you may get burned.

NCND agreements seem to not work as I've been burned by agents who have signed an NCND and violated it within 24 hours of signing and stealing the buyer.
