So the arrangement was that I do a majority of the rehab over time (parents covering almost all rehab & material cost), in return I get a good deal on rent to live there (approx 30% below market rent rate).Now after living in the place for about 3 years and fixing it up, I'm looking to move out and buy my own place.

So the short answer I took away from this incredible podcast episode is even to get the lower number of properties that is my goal I have to do A LOT more lead generation, appointments, and offers.One day and one podcast brought me to this realization...amazing.P.S.If any of you have not heard or read Chad Carson's materials you absolutely should.

If you're not looking to do that itemize a list of the material needed, find the prices for every single thing, times is by 4(this is NYC) and add a 15% contingency. 1st option is better.

There will be other classes next month for those interested offered through CIREIA - but those cost $225 for members and $295 for non-members and cover about 15 hours worth of material (3 hours per class, 5 classes).Again, look up their website, I am not allowed to post it.

@John Casmon  Totally agree  verbal commitments are not raised moneyyou need to be like the airlines and over subscribe.. you will have fall out.investor wont like the deal.. deal took to long to materialize and money got invested somewhere else.bad news in the economic world investor spooked going to sit on cash.

This is bathroom reading material to anyone who actually invests and owns sh*t.When I am done in here (currently in bathroom), I’ll go back to searching for my 5th cashflow rental, while cash-out refi’ing my 4th, and completing the HELOC on my 3rd.
