I'd recommend getting enough education and experience to boost your ordinary income to a level where you can save $1,000 a month or so, and after 1-2 years you can get a multi-family, a duplex for $150k and rent out one side and live in the other for just putting 3.5% down.

Absolutely its the perfect world however buying sub2 for a lot of investors is their only solution and its hard for me to argue that they don't have the legal moral and ethical right to enter into a sub2 deal if they can't take down the property.As long as all ramifications are agreed to I'm fine with the risk.
