By far, your number one risk is getting sued for all that you own, due to gross neglience on your part in protecting the health and safety of your guests. 

If its a major health and or safety item with potential liability you may want to stick with a professional from start to finish.

Also, remember that foreign students have much higher and different hoops to go through from domestic - just to get a student visa, they have to show they have been accepted to the university, and full documentation to the US government that their source of funds is at a minimum enough to pay for roundtrip airfare, the out of state fees for a year, plus lodging and food/health insurance and then some.

Then she can improve her health - she's a nurse, so that should be right up her alley - and afford to stay in the same place she's lived all these years.

What about health & home insurance?

I’ve researched early retirement abroad and Mexico comes up high in the lists for cost of living, quality and cost of health care, and acceptance of expats.

I will say that the demand for traveling health care professionals has been dwindling so I would check with the local hospitals etc to see if they are still using them before plunking down the hard cashola.So my personal take on mid term rentals vs short term rentals is either/or but not both.
