I have a day job right now I dont NEED cashflow but cashflowing will free up capital from my day job to reinvest.

As we've both had student loans, 2 kids, and for me some job instability, we would need to borrow from family/friends to get to 10%. 

We needed additional income as we were purchasing our home, so I got a job at a financial firm (had to inactivate my license) and have been there ever since.

For my future job, I can choose between Chicago, IL or Dallas, TX as my base. 

But also consider that many Section 8 tenants work little to none, some haven't worked in years, and they will be home all day every day causing a lot more wear on a home than someone at work forty plus hours a week.I finally found a decent person who actually had a job, seemed fairly responsible, and was trying to get off of the government feedbag.

I blame myself for not doing a better job of tenant due diligence & screening. 

Classic case of a city that once manufactured one or more products and had a strong blue collar influence, but now is mainly low income service jobs.  

I currently enjoy my W2 day job so I have no need for cash flow now, but still like investing in real estate for future financial security and potential early retirement. 

I'm running the numbers on how much I need to tuck away per month to be ready for "X" down the road (roof, major paint jobs, ACs...).

I work two jobs Monday- Friday and sometimes Saturday 6am-8:30am.
