After about a year of procrastination I took a leap of faith & believe I have a potential deal & I’ve come to a road block with overthinking.

COST: $33,262.00(Current bath/water heater/kitchen plumbing is on the east end of the house, the Master bed is on the NW end.)House sits on solid concrete foundation and walls (including interior) are all concrete block. 

I can only see the top portion of my post and everything underneath is blocked by keyboard.

Let caulk dry fully before draining water.You can do this with a shower pan also but use weights  or something really heavy  to  weigh it down.FYI caulk and grout caulk clean up with water and is more user friendly.

It may not know that it's multi-family, it may not factor the rare million dollar properties 2 blocks away or alternatively thousand dollar properties-it uses averages without a personal fine tuning touch.

Great buy and hold areas are where the block isn't drug infested yet fully occupied homes not a lot of vacant or board ups.

.- It's a double wide trailer on blocks that need to be leveled- There are a lot of soft spots in the floor that makes me feel like I'll have to replace the plywood before I can even do the floors.- The front and back porches have these makeshift awnings over them, the front one is sagging down, and both of them have nails sticking down from the shingles because the awnings are little more than plywood.- The back deck has also started to rot out where the steps are that lead down into the back yard, so at least half of the deck would need to be completely replaced.- According to the realtor, the roof on the front half of the house was replaced in the past few years but the back half was not.- There is water damage on the ceiling in one room (back side of the house) and it has mold on it.- I need to replace every appliance in the house.Minor issues:- There is a few landscaping things that need to be taken care of like overgrown bushes- There is a chain link fence that runs around the back yard with a wooden privacy fence next to it.

It’s why most of my properties are just on the wrong side of the tracks by a few blocks.

It was September 2018 and my portfolio at that time consisted of a 6 unit building with 3 storage units that is worth $410k and brings in about 4k gross a month, and in a neighboring town I have 3 duplexes and a half of a duplex all within a block a part of one another. 225k, 170k, 150k and 98k purchase prices and rents ranging from $950-$1,300. all units were bought with good tenants or only empty for maybe 2 weeks after I purchased the property and all but one of the duplexes, the 150k one, were upgraded in last few years.That September I thought it would be a good idea to try my first BRRRR.
