Getting an education is never a bad idea, as it helps open doors, and gives you valuable information.

I could be wrong, but I believe that if I just stick to what I can do and continue putting in my effort to connect with others with offers to help them (for free), help those even newer than I am to this website, be open to opportunities that come my way without expectations of their size, then I will eventually  succeed.I think that the one determining factor in me that makes me sure I will succeed in the end is my drive to keep at this until I have achieved success, and I plan to never give up as long as I am alive.

Michael Wnek - I would say to open an LLC when you need one, I would not open one just to open one.

I’ve started looking in the greater Kansas City, MO area because I have family there and am somewhat familiar with it but I am open to looking at other areas as well.

Usually you get an open-topped dumpster and put it in the driveway or maybe along the street. 

Or else you open yourself to assumptions by folks.All buyers are left to think is the inside is truly terrible, tenant-owner relationship is bad, or something else which signals this is a distressed property.  

I've also found tenants from online classified ads, holding an open house, and from my own website. 

@Shequila Hamilton  One thing I may have missed, but you stated you're going to ask for seller financing, but is the seller even open to it or can offer it?
