Moving property out of LLC to refi

@Nick BrubakerUse a warranty deed (or special warranty if encumbered) to keep the title chain in better shape instead of a quit claim deed. You can also use a land trust if your lender approves it as you’ll be able to change the beneficial interest back to your LLC later on without having to re deed your property.

But I knew how to sell and close.now granted I sold land and ranch's so dress was jeans etc with boots for walking through the brush and such. But its really sales skills and techniques that are critical and I was taught by some of the best land men of their day.You had to take control from the first words out of your mouth.. if you are not controlling the conversation and the presentation you wont be a closer and closers is what U need to be if you want to make any money.I suspect that goes for wholesaling which many of you guys are trying to do however which is MUCH tougher than just selling real estate you either own or is on MLS.

Building from the ground up

On the low end in California I see custom houses get built for $250/SF + land acquisition costs - on the higher end I've seen easily over $1,000/SF.Easiest way to build would be to find a partially developed piece of land off an existing tract where roads, utilities, and zoning wont be an issue and you wont have to go through lengthy entitlement processes.
