Make sure your DD process includes, at a minimum:-A full property walkthrough, including every unit-Property condition assessment (PCA)-Environmental site assessment (ESA)-Roofing/Engineering/Pest/Mold inspections as needed-A Detailed scope of work based on the findings Happy to connect with you 1-1 if that would help

I talked with my county briefly, and they explained that since I'm on septic and want to add another bed/bath, I would have to get a perc test to see if I can add another septic when mine fails and have a engineer draw up those plans.

You could bring in a structural engineer to see if the foundation is still usable but being that it's almost 100 years old and how far technology has come in building practices, it doesn't seem to be the best option. 30K for a new foundation is a lot better than a whole new house when the old foundation can't handle the new stresses upon it.
