Does anyone have suggestions where we should be looking where we would get the least amount of red tape with regards to zoning and permitting?

It is my understanding that their business works by helping you find the best credit cards to apply to based on their database of previous applications. 

So I talk with them and get an application.

It's better (and cheaper) if you bring contracts to the attorney to review and ask them what changes, if any, you need in order to make it applicable for whole sale deals in TN.  

BP also has resources for screening tenants and applications.

Best way is to obtain authorizations for release of credit, tax returns, assets and liabilities, then send copies or get several originals to use, mail them  and obtain information directly from the source, this cuts out the chance of fraudulent statements.You also need to underwrite the type of business, what hazards are present, toxics, fire, insurance coverage, competition with other tenants, traffic counts, environmental laws applicable to them as well as your infrastructure being sufficient for tha use.....electrical, plumbing, traps, fire codes, etc. 

Do you have each of your adults in the unit (maybe not necessarily the applicants) fill it out?

We have a place that we have some section 8 applicants and I'm wondering since the rental subsidy voucher is only under one of the renter's name, does the other tenants who are 18 and up be subject to the same screening process credit + background check as the main tenant who will be paying rent from the voucher? 

So we are keeping the brick, and not bother doing framing, sheetrock mudding , taping, paint...Same with the ceiling.We are going for this look:No, there is nothing wrong 40K houses.

But basically the stuff they advocate (seller financing, wrap arounds, lease to own, etc.) are only applicable to lower end rental markets.
