It appears maybe I should see if my seller would like to list his home on the MLS rather than me wholesale it to an investor.

Actually a quick look your numbers don't appear so bad, since you are eating up some of the rental profit by living in one of the units; if that were not the case, it appears you'd have at/close to $1000 cash flow per month.

It appears they chose the wrong way.....and history says they will do the same to you.

I intend to set up a separate email address and website for my investing business separate from my personal and work email for the sake of separation and for professional appearance. 

The exterior wall is siding--and doesn't appear to be any damage to the siding.

I did a quick search but numbers appear to be a wide range, seeing anywhere from $350-$550 per thousand bricks for the labor.

I was expecting that the outline of the house could be outside of one zone being it was built up, but outside of the building footprint where the driveways and aprons are lower it goes into another zone, but it didn't appear that way. 

Some of (possibly a majority of) the issues in the video appear to be tenant issues.
