Honestly I'm way more attracted to buying something distressed in driving distance, put some cash into fixing it, re-fi to 75% LTV, and then cash flow for 30 years.What would you do if you were in my situation? 

I wanted to start making calls to absentee home owners and distressed properties in my area, but have a big interest in pre-forclosures I would really like to help people out of a situation like that and already know that the seller has some type of motivation to sell.

First time poster, long time lurker, just wanted to share my story because I think it could be very helpful to others in a similar situation.

Generally, you would only be forced to sell, if you had gotten into financial trouble in another area and needed to get your equity out of the property as a life raft.I don't know what your market is like or what your financial situation is like. 

I have a situation where I would like to open a self directed IRA and have contacted a few of the online players and am getting a mixed message, some say it's possible some say no way Jose'.  

I don’t want to be in a situation moving forward where all my cash flow is wiped out due to higher interest rates.

This is really unique situation, the residential properties near by has different use, therefore not good for comparables. or do I let them do their market research any way?
