I'm a broker and investor in NYC, actually closed on an investment property my clients that are RNs bought :) If you're looking to start out, what helped me the most was reading about REI as well as attending local meetups to get a 'lay of the land' on what other investors and brokers are working on. 

I have seen these terrible scams they are running now that a lot of people have so much equity in there home but after Covid I’d imagine many people have credit issues but these company pretend like they are giving you access to equity in your home but they are actually buying your home and renting it back to you.

I can't tell you how many times we've had landlords and tenants admit that the written lease amount wasn't what was actually being paid each month.

We've targeted STRs in other areas based on factors like ensuites in every room vs the actual number of bedrooms, so size wise is less of a factor in our search. (2-4 beds, would be the range). 

This actually might be illegal of your CPA to suggest since they can't do/suggest things for the primary purpose of manipulating the audit regime of the IRS as it violates our code of ethics.

This was actually a referral from another person I had bought a house from.this one was pretty easy.  

The northwest side of SA has decently priced properties around 130-150k properties that rent for about 1k-1,600k i like the area alot and is actually growing pretty quickly so finding tenants would not be very difficult.

One was a SFR I rented out for 30 years, never made much on CF but sold for 1.2 million, original purchase was 140k and total actual cash invested was less than 75k. 

She sounds like a giant PITA who will only get worse,This is actually a gift to you - gives you a very valid reason to get rid of a bad tenant.
