A wholesaler could actually NEVER have a loss, so this shouldn't be a concern at all.Great point, if a rehab flipper, then yes, a concern, but s a wholesaler, the whole point is not having any of your own money at risk or in the deal, thus no way to lose.

In actuality, I wasn't trying to market it before putting a contract on it, just wanted to find out who the players were so I'd have some contacts in place when the time came... the whole thing just spun out of control out of my trust for someone.

An Equity Loan would be nice, cause it would be a "fixed rate" but you'd be paying on the whole loan amount the whole time, whether using it or not.
