If it acts like a duck, walks like a duck and quacks like a duck, then it's probably a duck.As Ryan was saying, I don't see legal action coming up against someone for this, unless you find an agent who is pissed because you're taking the commission that he's worked to be qualified to receive without doing any of that yourself or you piss a buyer or a seller off by not handling the deal well and it being exposed.

I'm looking at buying a rehab project, but unfortunately due to the amount of homes on my credit file (and proximity of rehab project to his existing homes), I wouldn't qualify for another loan (not a 100%)From what I've read, most hard money folks top out at 70-75%.Scenario...380K Loan amount35K in rehabARV is 510-520K(*Not sure how to factor in hard money points and holding costs (3 mos mortgage), but I figure approx walking away with 30-40K.(70% of 520K is 364K)Again, I'm trying to do this at 100% LTV.

I agree - I just do it and not think of all the risk and why it will not work - even though I have not yet to purchase a property I ahve been looking at property currently I have viewed 21+ properties with 3 good deals - hopefully soon I will close on one - just need more advice and ideas and what to look for - even though I know there will be risk I know that I walk into the deal knowing there is going to be risk

They must be desperate for property tax money.I normally protest all property taxes but since I was renovating extensively and the assessor walked in the front door of my property to take a look...I just let this one pass by.

i read the home depot and lowes circulars religiously, and often find my idea of a nice afternoon to be walking home depot with a starbucks and a notebook.
