Stock market has historically given 8-9% and  you can sell it an instant without all the transaction costs. 

Most of my capital and equities are in the stock market.

We have paid our debt, we have an emergency fund, have some money invested in the stock market and crypto and now we want to start investing in real estate.Where would you invest if you had to do it from abroad?

That can include paid of rentals, other passive investments, dividend stocks etc etc.

I will be stocking up on a few more cleaning supplies to be prepared if the situation arises.

That is becoming difficult too as hedge funds and out of town investors are putting upward pressure on the distressed housing stock prices in neighborhoods worth flipping.

Before investing in a new market, I literally take a few days to walk along the city on every single street to have a comprehensive view of the local housing stock and market.
