Hey guys, name's Junior Salters, aspiring RE Investor from Spartanburg, South Carolina wanting to start off with wholesaling and then work my way to managing cash flow through multi-family homes and even getting into commercial property management one day.

If cash flow is the sole goal thus areas having better appreciation long term is ignored, then yes, cash flow markets should be looked at and those I know of would be Vegas, Phoenix, several large cities in TX, south TX, OH, IN, TN, and from what I hear, the Carolinas.

I am South of Boston and just want to add that there are deals everywhere.

Not a huge price increase (about $300 total), but those things add up.Plus, there are fewer contractors willing to work in tough climates (I had contractors who would move south for the winter), so there's less contractor supply, which drives up labor prices.

I basically have been doing door knocking/ driving for dollars (under 100), dropping off letters and business cards locally in Los Angeles mainly the south bay and Long Beach (dropped off about 300 business cards, post cards and letters to doorsteps/mail boxes), sending some yellow letters (about 300 mailed), mailing postcards to absentee landlords (about 50 sent).In my letters I just tell them the generic letter- "I'm a direct Cash Buyer/ Investor looking to purchase several houses in ___ area" "No obligation offer"   "Can make Cash offer in as little as 10 days"A lot of driving for dollars, which also allows me to get to know neighborhoods.So I've had over 1000 contacts and about 50 repeat letters.

Can anyone recommend a contractor to accompany one of my partners to a property visit today in South Dallas (75216) at 4pm?
