You can see when the (annualized) quarterly appreciation rate is falling below or above the annual appreciation rate, although you can also see some seasonality for low Q4 numbers..And like most areas, there is a correlation between the rate of job growth and the rate of home price appreciation..And changes in economic conditions slightly precede changes in jobs..Nothing scary on the horizon, but again, it looks like we are past peak appreciation and in the deceleration phase..

You see, I could have plated the car in 32 karat gold leaf and unless I was able to find a buyer who was specifically interested in paying a premium to own a gold leaf covered Mustang, blue book value is what it is, and no one was going to pay me upwards of $40,000 for a 2001 model year car they could just as easily buy with similar upgrades elsewhere for less than half that amount.Unfortunately, I had already bought the car and I had already flushed all that money down the drain – my only gain on investment being brief jolts of adrenaline and incrementally smaller quarter mile times.

I tend to think most ordinary people with 401k accounts never look at what's going on with them other than maybe the quarterly statement, and then just look at what the account is worth.

The average 3 bed home sold in the last 6 months was sold in 31 days (from listing to close).1st quarter numbers show that sales prices vs 1 year ago are up 9.7% and the number of homes available for sale are down 29.6%.I don't know whether prices will continue on this trend.
