Hi all, I'm new to the Kansas City area and thought I'd introduce myself and get some advice from those more familiar with the KC metro area market.

For what it's worth, 40 minutes even further south of the big city, similar properties in gang areas go for the same price and pencil out the same.

Best idea is to call the local county and you may be rerouted to the municipality(city zoning office).

I am guessing this must be a property in a very desirable area near a metropolitan city?  

Does any one know a good reliable contractor to do the following kind of work on a property I'm acquiring. Replacing carpet with vinyl hardwood, interior and exterior paint, replace A/C unit, minor concrete work etc. ...

Yes, I’ve researched duplexes and triplexes in several DFW cities. 

Looking to invest in multi family , in small Ontario cities such as Hamilton , Kingston but it will be hard to get good tenants to live in such buildings , SFH look less headache but it is expensive that is it hard to produce positive cache flow with 20% down payment. 

Where would you say is the best state and city to buy some rentals in order to get a good return?

Dustin are you near Tri-Cities at all?
