I would also argue that a good TK company renovates the property to a standard where the investor will maximize cash flow through upgrades in the house that will minimize maintenance.

If it were done to try to maximize payments, it would also take into account SS checks, disability, etc, and be due maybe on the 4th or 5th since a lot of SS people don't see their money for a day or two after the first.

With out starting another huge debate over if one should just have the asset in your personal name along with "good insurance" VS. having it in an LLC -IMHO, you should strive to maximize asset protection and privacy [to keep the "ambulance chasing" attorneys off of your back].I think by having each asset in it's own land trust is about the best way to do this.
